Serving Maricopa, Pinal, Gila, and Pima Counties
At Preferred Choice Restoration, our mold testing and remediation crews serve homeowners and business owners throughout the Phoenix metro area. Mold often grows where you can’t see it, behind drywall, under flooring, or inside cabinet bases after a slow leak or a clogged AC drain line. We inspect and test, remove the mold under containment, and rebuild what we had to take out.
When you find mold, you want to know how big the problem is and get the affected rooms back without the mold spreading to the rest of the property.

From Mold Inspection to Safe Removal
01
We answer 24/7 and ask what you’ve noticed and where. Then we come out the same day to inspect the affected area and give you a free estimate.
02
We look for visible and hidden growth, check the surrounding materials for moisture, and take air and surface samples for lab analysis when needed. Then we give you a detailed report with our recommendations.
03
Once the leak or condensation feeding the mold has been stopped, we seal off the work area and run HEPA filtration while removing the moldy drywall, carpet, and other materials that can’t be cleaned. Then we dry the area before anything is rebuilt.
04
Our construction team installs new drywall, cabinets, or flooring wherever we removed them and paints the room so it’s ready to use again. If you’re filing an insurance claim, we send your adjuster the photos and estimate the claim needs.

Mold rarely shows up on its own. It can come with a hidden leak, water left behind after a fire, older materials that need an asbestos test, or belongings that carry spores, and our crews handle all of it through the final rebuild.
Our inspection and sampling show where the mold is, and our crew removes it along with the building materials it has damaged.
If we find an active leak behind the mold, our water damage crew dries the soaked drywall and subfloor so the moisture isn’t left to feed more growth.

Mold Testing and Remediation FAQs
Yes, because mold needs a wet surface, not humid outdoor air. Indoors, that moisture usually comes from a plumbing leak, a roof leak, or steam from showers and dryers. Our inspection traces the growth back to the source that’s keeping the area wet.
Air sampling measures the mold spores in a room’s air, and surface sampling collects a swab, a piece of clear tape, or a small piece of the material to confirm if a stain or spot is mold. Indoor air results are compared with an outdoor sample taken at the same time, since some spores are always present outside. We use whichever kind fits the question in your property, or both.
Most home kits can only show that mold spores are present, and spores are in the air of nearly every building. Many use a dish that collects whatever settles on it, so it almost always grows something, but the result can’t show how much mold you have or where it’s growing. Our inspection looks for the growth itself, which tells you if there’s a problem to fix.
A musty or earthy smell with no visible source is usually the first clue. Water stains, peeling or bubbling paint, warped baseboards, and drywall tape that’s coming loose are other signs, especially where there’s been a leak before. Before we cut into a wall, we take moisture readings to pinpoint the wet area, so only the section that needs to come out gets opened.
Yes, a patch smaller than about 10 square feet on a hard surface like tile, glass, or a countertop is usually a job you can handle. Scrub it with detergent and water, dry it completely, and wear gloves, eye protection, and an N-95 mask while you work. Mold that covers a larger area, has grown into drywall or carpet, or came from a sewage backup should be left to our crew.
No. We remove every kind of mold the same way, including the dark growth people call black mold. What changes the job is how much drywall, flooring, or cabinetry the mold has grown into, because that decides how much we take out.
